Apella Real Estate Business Solutions is a management company that has been designed for the homeowner and/or the general consumer.  Apella markets to a customer base that produces a request for products that are not the same as lenders. 
 
Apella places orders for typical lender procucts with our vendors, however we also place orders with our vendors that are not typical lender based products.  Most of the time we place request for appraisal products that are produced on a general form and are for listing appraisals, pre-purchase appraisals and other homeowner related appraisal request.  
 

Currently Apella Real Estate Business Solutions is the only noted appraisal management company that markets solely to homeowners and real estate sales professionals.   

 

Most appraisal management companies market to or are owned by major lenders.  Apella Real Estate Business Solutions is a management company that was started by appraisers, is owned by appraisers and daily operations are managed by appraisers.  Appraisers that hold full understanding to the issues that effect the appraisal industry, understand what the appraiser has to do to maintain licensing, USPAP, education and run a business. 


Apella Real Estate Business Solutions holds our venders and the relationship we share with the highest regard. Without our vendors our business would not be successful. Apella Real Estate Business Solutions has worked hard to make our company a different kind of appraisal and home inspection management company. We have made the commitment to pay our vendors more and to do it as quickly as possible because we know the amount of work that they do, we have made the commitment to help our vendors run their business more efficiently so that the appraisal and home inspection industries can be improved. We have made the commitment to help in the education of our vendors because we know how much of a factor it is for our industry.

With today’s business environment Apella fully understands the challenges facing the real estate industry as a whole, including appraisers and home inspectors. In order to develop strong business relationships, accommodate our own business guidelines and provide the best possible customer service available, Apella Real Estate Business Solutions holds the following position in regards to our vendors.

Ethics and law require real estate appraisers, home inspectors and real estate professionals to report nonbiased value evaluations, provide fair and accurate condition reporting, provide proper agency and comply with fair housing laws. Appraisers and inspectors are not allowed to be dishonest or mislead. Documentation is required, opinions of value are required to be based on market data/information and privacy/confidential items to be non-disclosed other then to the party as required for an assignment. Apella Real Estate Business Solutions and the vendors of Apella Real Estate Business Solutions are not allowed nor will they “low ball” or “over state” an appraisal value or condition assessment for any reason or request.


With this stated we hope it is understood,  that we will not encourage pressure by our customers to altar the value or condition collusions that you may make in your product process. We will do the most possible on our part to up hold the integrity of our and your profession. We will encourage communication among our peers not as competitors but as co-members to a profession similar to that found in the medical and legal professions, we will do what we can with in our means to provide resources in the every aspect of our industries.

Apella Real Estate Business Solutions works closely with our vendors to ensure that they are of the highest quality in real estate professionals. Apella keeps on record all the documentation that our client rather homeowner or lender may need in regard to our appraisers and home inspectors, providing both our client and you convenience and timesaving. Information held on record includes E&O insurance certificates, licensing for regulators, and resumes. Documentation for home inspectors to the same degree is also maintained providing that it is required in the home state where the home inspector is located.

We have committed to work with our vendors to provide them with the tools and education that they need to supply our clients the highest quality service and products.

All appraisers in our vendor network are state licensed and or certified with all home inspectors being NACHI certified or state licensed.

Communication is vital to Apella Real Estate Business Solutions. Our processes have been developed around this element. Our client receives a status notice for every step of the appraisal order. We request our vendors promote this commitment to communication by sending us an e-mail with status or contact us by phone for when the order request is received, when the appointment has been scheduled, when the visit has been completed and when you have sent the product report.

Apella works very closely with our venders to ensure that this communication is maintained at all times. Should you encounter a situation, contact us at once.  With our philosophy of constant improvement we have incorporated using technology to improve Apella’s communication with the client and we extend this to our vendors.

PRODUCT TURN TIMES

 

 

Apella Real Estate Business Solutions prefers our vendors to contact the homeowner or person for entry contact to schedule a visit date and time with in the first 24 hours of receiving a service request from us.

All appointments are scheduled to the convenience of the homeowner and providing that an appointment for that time is not already scheduled.  Apella perfers that our vendors do their own scheduling, however we will assist our vendors in what ever means possible.  Should you have problems or not be able to schedule a visit date and time within the next five (5) days of receiving the request from us we request that our vendor contact us so that we may be able to assist in seeking alternative options.


Homeowner Product turn times are 72 hours (3 work week days) from the time of the visit completion for non-complex residential properties other then income properties. Times may be extended due to major or traditional holidays.


Homeowner Product turn times are 96 hours (4 work week days) from the time of the visit completion for non-complex income residential properties. Times may be extended due to major or traditional holidays.

 

Lender Product turn times are 48 hours (2 work week days) from the time of the visit completion for non-complex residential properties other then income properties. Times may be extended due to major or traditional holidays.


Lender Product turn times are 72 hours (3 work week days) from the time of the visit completion for non-complex income residential properties. Times may be extended due to major or traditional holidays.

 

Apella business hours are from 10:00 am standard eastern time to 6:00 pm standard eastern time with visits based on 5:00 pm standard eastern time. Apella will work with vendors and homeowners to set inspections as late as possible however Apella fully understands that visit times are limited by availability of day light in the winter based on digital photo requirements. Should a visit be scheduled after 5:00 pm then the visit completion time is perceived as being 9:00 am the next business day.

Product turn times for complex residential properties, complex income properties or commercial property products are quoted upon the visit completion so that a proper turn time can be fairly estimated for you to communicate to us so that we may correctly communicate to our client.

 

Turn times are based on availability and/or access to assessor records.  Should a delay be caused by the lack of assessor records or other item Apella Real Estate Business Solutions will contact you the client to communicate such a delay.

 

Homeowner products are allowed additional time frames for completion then what is custom for lenders due to each homeowner assignment being a custom request compiled with the communication required to educate some clients.

 

 

 

 
 
VENDOR COMPENSATION
 
Apella Real Estate Business Solutions is pleased to state that we pay more then the typical appraisal management company - 20% to 45% more!  Apella's Vendor Pack covers compensation and methods such as electronic payment transfers.
 
 
Apella Real Estate Business Solutions respects the amount of work, licensing requirements and overhead cost related to our industries.  Apella is committed to earning and keeping your loyalty.  While compensation is a key area of ours in maintaining this commitment it is only one of the reasons that we feel that you will enjoy working with us.
 
 

PAYMENT METHODS 

   

Apella Real Estate Business Solutions prefers that payment arrangements be made in advance by the means supplied in an electronic method such as what is provided by Pay Pal.

 

Pay Pal offers a multitude of payment methods that we encourage you to investigate. Your company, clients or client's customer and/or closing processor may make payments from the convenience of yours and their desk through the use of the Internet.

Further benefits are improved efficiency, cost savings, improved documentation and security.

In the event that you or your company would like to set up e-payment, we request that you fill out the items in our Vender Pack that allows us to set up a vendor account.

 

Should you like to invoice us, that is an option too.  We do ask that you send the invoice in an e-mail or fax form and that you do not include the invoice in the appraisal or home inspection report. 

 

Should you have any questions or would like to request a vendor application please contact us and we will be more then happy to help you in this area.

Below is a link to Pay Pal that you can use to set up an account with them.  Apella has the abiltiy to compensate you through Pay Pal.  There are cost on the receiving end of funds transferred.  However we have found that it is a cost efficient means compaired to the cost of operation areas such as accounting, account maintenance and collections.

By promoting the use of up front electronic payment methods as an industry we can reduce the threat of lost revenues from the non-paying element that we all encounter. GET PAID WHEN WE DO 

 

Apella compensates our vendors as soon as when the funds become available.  We do not hold on to funds as some appraisal management companies do.  Some of our clients pay in time frames similar to your own clients, however because we are appraisers ourselves, we understand your business needs.  Apella will inform you of all payment schedules with our product order.  You are more then welcome to contact us for any and all compensation inquireies. 

 
 
 

HOME INSPECTION VENDORS

 

Currently not all states require home inspectors be licensed or cirtified.  In most states that do require home inspectors to be licensed they use standards for quality, record keeping, ethics and education as set by or based on NACHI.  Apella Real Estate Business Solutions requires all of our home inspector vendors to be NACHI certified and/or members.  As well as licensed or certifed if required in the state that they operate.  Below is a link to NACHI that we encourage you to visit should you not be certified and would like to become an Apella vendor or would like addition information on the National Association of Certified Home Inspectors.
